We provide full architectural services for your project which begin at our first meeting and continue right through until the build is complete. Every project has a unique set of parameters so we tailor our process to suit your needs and the specific needs of your project. Our work is typically carried out in the following stages.
Pre-Design
At this stage we will help you establish a brief for the project and gather all the relevant information about the site that we require to commence design work. This may include drawings from council archives, a survey plan, on site measurements and photographs, district plan rules, ground conditions.
Concept Design
During this stage we will prepare one or more concepts, exploring solutions for meeting your brief. These solutions will give you an understanding of the basic layout and form for each option, as well as identifying any potential town planning issues.
Developed Design
During developed design we will develop your preferred design and further refine construction methods, general structural systems, materials, and finishes. At the end of this stage, we will have sufficient information to obtain a preliminary cost estimate from a qualified Quantity Surveyor and apply for a resource consent, if required.
Documentation
The documentation stage is where we spend the largest amount of time in the project. During this stage we will produce detailed design drawings and specifications for all aspects of the project and coordinate the services of other consultants such as structural engineers. The completed documentation will used for obtaining a building consent, contractor pricing and for construction.
Contractor Selection
Once design and documentation are complete, we can assist you with the selection of a suitable building contractor for your project, tendering or negotiating a price for construction and assembling a construction contract. Finding the right builder for your project is key to a smooth building process.
Construction Observation
Once construction is underway, we observe the works as construction progresses. This allows us to ensure that building work is carried out in accordance with our documentation and the contract. On completion of the project we inspect the completed works and ensure that the finished build meets the highest standard.
